Terms, Costs & FAQs
Deposit 1: €16,650 (30%) — Non-refundable, to secure booking
Deposit 2: €11,100 (20%) — Due 9 months before arrival
Balance: €27,751 (50%) — Due 90 days before arrival
Damage Deposit: €3,000 — Refundable within 5 working days of departure
All payments via bank transfer in Euros.
Please note dates won’t be held unless requested and can be held for a maximum of 3 days. If we do not receive confirmation you wish to proceed during the 3-day period, we will release the dates to others on the waiting list. If you wish to hold dates, please do so only if you know the dates will work for you.
Minimum 7-night stays from 1st April to end of October. Minimum 5-night stays from 1st Saturday in November to 30th March.
This includes cleaning all communal areas and bedrooms of the villa that has been rented. Bathroom, Spa and Pool towels are replaced; beds are made but sheets are not cleaned unless requested for an additional extra.
Excludes any transport, drinks or snacks other than water, tea, coffee. Excludes daily towel change/cleaning unless requested or itemised. Excludes a luggage porter — this can be added as an optional extra.
Please note that any transport booked by us is to be paid upfront and has a 30-day cancellation policy. Any transport that is booked or paid for by guests separately will incur an additional administration fee of 5%.
Any additional experiences to this quote and transport attract a service charge of 10%. Any gratuity is excluded in calculations.
The cost of rental is fixed.
Meal costs are based on the specified number of meals and a minimum of 10 guests for Olivo, minimum of 4 for Oliveto; any variance may incur an increase in cost. Any changes in menu from booking to arrival will change the quoted price. Please factor in a surcharge of €8 per day for any guest that is gluten free, as prices are significantly higher in Italy.
Tour Operator insurance is required per person should we add any external activities — €75 per person.
Pool heating is €650 per week. This cost may be quoted higher for November through to April retreats depending on the heating costs, but this would be confirmed at your quote stage. Pool heating can be removed from the costs should you choose not to have this.
All deposits are non-refundable and we require these before the deadline date — please ensure transfers are set up at least 7 days before these dates. Balance is due 90 days before arrival.
If you decide to proceed with the booking, we kindly request payment is made within 48 hours of confirming.
